{"id":651,"date":"2015-11-20T05:09:06","date_gmt":"2015-11-20T05:09:06","guid":{"rendered":"https:\/\/blog.propertypartner.co\/?p=651"},"modified":"2025-11-19T13:34:25","modified_gmt":"2025-11-19T13:34:25","slug":"what-does-osbornes-budget-mean-for-property","status":"publish","type":"post","link":"https:\/\/www.londonhouseexchange.com\/blog\/what-does-osbornes-budget-mean-for-property\/","title":{"rendered":"What does Osborne\u2019s Budget mean for property?"},"content":{"rendered":"<div class=\"title-paragraph\">Property Partner investors are set to benefit<\/div>\n<p>After Osborne announced his plan to \u2018level the playing field\u2019, individual buy-to-let landlords will be hit by harder taxes.<\/p>\n<p>However, the story is slightly different for those who invest with Property Partner &#8211; in fact, it\u2019s positive.<\/p>\n<p>Here\u2019s a summary of changes to the Budget, with reasons why it\u2019s now even easier for us to help you get more out of property:<\/p>\n<ul>\n<li style=\"list-style-type: none\">\n<ul>\n<li>\n<div>Tax relief is being reduced for individual buy-to-let landlords, which will not be music to certain ears. Relief will be cut from the higher tax brackets of 40% and 45%, and restricted to 20%. This means more tax to pay for high earners that are landlords.<\/div>\n<div style=\"padding: 15px 15px 0px 15px; color: #333; font-style: italic;\">As properties on Property Partner are held through a Special Purpose Vehicle (a UK limited company), this will not apply. Most investors will actually pay less tax, thanks to the new dividend allowance &#8211; which we will now explain&#8230;<\/div>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<ul>\n<li style=\"list-style-type: none\">\n<ul>\n<li>\n<div>The 10% dividend tax will be abolished for UK taxpayers from April 2016, and a \u00a35,000 annual dividend allowance will be introduced instead. Anyone who invests less than around \u00a3150k in share investments will pay no tax on their dividends (assuming approx 3% yields).<\/div>\n<div style=\"padding: 15px 15px 0px 15px; color: #333; font-style: italic;\">This means Property Partner investors will pay less (if any) tax on their dividends.<\/div>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<ul>\n<li>\n<div>Corporation tax will be reduced from 20% to 19% in April 2017, and to 18% by April 2020.<br \/>\nThanks to this, our investors will receive higher dividends from their property investments.<\/div>\n<div style=\"padding: 15px 15px 0px 15px; color: #333; font-style: italic;\">Our properties are held by SPVs, which means this reduction in corporation tax applies to them.<\/div>\n<\/li>\n<\/ul>\n<p>In summary, the new taxes for individual landlords will not apply to our properties. Instead, the new dividend allowance should reduce the tax burden for most of our investors.<\/p>\n<p>If you\u2019re an investor with us &#8211; congratulations.
