Crossrail is currently Europe\u2019s largest infrastructure project and JLL, in their report on Crossrail investment opportunities, forecast the area around the station, which includes our property, to see +43% capital growth over the next 5 years<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<ul>\n<li style=\"list-style-type: none\">\n<ul>\n<li>Gidea Park is at the border between London &amp; East Anglia. The highly-regarded research team at Knight Frank forecast that these two regions will be among the fastest-growing in the country over the next 5 years, and Gidea Park is ideally-placed to benefit<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<ul>\n<li style=\"list-style-type: none\">\n<ul>\n<li>Gidea Park is within walking distance of Romford\u2019s town centre. This means Gidea Park also benefits from all the amenities there, including two shopping centres, and a large street market<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<div class=\"title-paragraph\">Crossrail: Europe\u2019s largest infrastructure project<\/div>\n<p>Crossrail is a new high-speed railway line crossing London, running from Reading in the West to Brentwood in the East, and is also Europe\u2019s largest current infrastructure project. The line increases London\u2019s train capacity by 10%.<\/p>\n<p>Gidea Park will be home to one of the new Crossrail stations, and JLL recently <a href=\"http:\/\/residential.jll.co.uk\/new-residential-thinking-home\/research\/crossrail-identifying-opportunities-january-2015.aspx\">issued a report<\/a> forecasting +43% capital growth within a 750m radius of that station over the next 5 years.<\/p>\n<div class=\"title-paragraph\">The Best Of London and the East<\/div>\n<p><a href=\"http:\/\/content.knightfrank.com\/research\/367\/documents\/en\/uk-forecast-2015-2664.pdf\">Knight Frank forecast capital growth,<\/a> over the next five years, of +25.8% for London and +22.2% for East-Anglia. These two regions are selected, by Knight Frank\u2019s highly-regarded research team, as two of the four fastest-growing in the country.<\/p>\n<p>Gidea Park is located on the border between London &amp; East-Anglia. Part of the borough actually used to be classified as Essex rather than London. As such, we view it as a good hedge between the areas<br \/>\n<strong><br \/>\nGidea Park is extremely well-located<\/strong><\/p>\n<p>The Mercury shopping centre and The Liberty shopping centre of Romford town, are just a 5-7 minute drive away.
