This data comes from the Boris Johnson\u2019s <a href=\"http:\/\/www.london.gov.uk\/sites\/default\/files\/Draft%20London%20Housing%20Strategy%20April%202014_0.pdf\">draft London Housing Strategy for 2014<\/a>. <\/p>\n<p>The implication is that London cannot house its growing population &#8211; which is resulting in emigration from the city and an increasing number of people choosing to commute from the surrounding areas instead. Lower house prices in these areas are a key motivation: the average price of a house in Surrey is \u00a3359k, 30% lower than the \u00a3465k average of <i>Greater<\/i> London (source: <a href=\"https:\/\/www.gov.uk\/government\/uploads\/system\/uploads\/attachment_data\/file\/398604\/December_HPI-2014.pdf\">Land Registry<\/a>).  <\/p>\n<p>This \u201cripple effect\u201d is a major reason for the strong capital growth forecasts for South-East England: +26.4% and +23.4% for 2015-2019 in recent research from Savills and Knight Frank respectively (both research teams being well-regarded in the industry). South-East England scores as one of the top two regions nationally for growth in both reports. <\/p>\n<div class=\"title-paragraph\">Woking\u2019s highly favourable location<\/div>\n<p>London buyers have tended to move out along three \u2018major wealth corridors\u2019: <\/p>\n<ul>\n<li>South-West following the Thames into Surrey<\/li>\n<li>North via Hampstead into Hertfordshire<\/li>\n<li>South-East from Dulwich into Kent<\/li>\n<\/ul>\n<p>Woking is set within the first of these corridors, in Surrey.<\/p>\n<p>The number of commuters buying in these areas is growing. 26% of sales in the \u2018major wealth corridors\u2019 were to commuters in 2014, up from 21% the previous year. This growth in demand from commuter residents is a contributing force driving capital and rental values in these areas. <\/p>\n<p>Furthermore, Woking is particularly well-connected to London, the train journey takes just 24 minutes and the property on our platform is walking distance to the station.  With local GDP considered a key a driver of residential property returns, this aspect is key. The property stands to benefit not only from local GDP (boosted by the regeneration project discussed below), but also London\u2019s GDP &#8211; the economic powerhouse of the UK.<\/p>\n<div class=\"title-paragraph\">\u00a3150m regeneration project<\/div>\n<p>Woking is undergoing a regeneration project totalling \u00a3150m, potentially increasing to \u00a3250m according to <a href=\"http:\/\/www.getsurrey.co.uk\/news\/local-news\/woking-regenerations-150m-price-tag-6720305\">recent press<\/a>.<\/p>\n<p>The town\u2019s revamped Jubilee Square was opened in 2012, delivered by a joint venture between a property company and the public sector (Surrey County Council and Woking Borough Council). <\/p>\n<p>The same joint venture\u2019s next project is the redevelopment of a larger section of Woking\u2019s town centre:<\/p>\n<ul>\n<li>Three tall buildings, the largest of them 34 storeys high<\/li>\n<li>Retail space anchored by a Marks &#038; Spencer outlet<\/li>\n<li>A covered piazza<\/li>\n<\/ul>\n<p>The estimated local GDP impact is +\u00a325m annually.
