{"id":11884,"date":"2023-03-29T16:15:00","date_gmt":"2023-03-29T15:15:00","guid":{"rendered":"https:\/\/www.londonhouseexchange.com\/blog\/?p=11884"},"modified":"2025-07-30T05:53:41","modified_gmt":"2025-07-30T04:53:41","slug":"march-activity-update","status":"publish","type":"post","link":"https:\/\/www.londonhouseexchange.com\/blog\/march-activity-update\/","title":{"rendered":"March Activity Update"},"content":{"rendered":"\n<p>We published <a href=\"https:\/\/www.londonhouseexchange.com\/blog\/january-2023-portfolio-update\/\" target=\"_blank\" rel=\"noreferrer noopener\">Q4-2022 Portfolio Performance<\/a> on 31 January 2023.<\/p>\n\n\n\n<p>We will publish our next quarterly performance report (Q1-2023 Portfolio Performance) on 28 April 2023 \u2013 this will include annual revaluations for all properties, undertaken by independent RICS-accredited chartered surveyors.<\/p>\n\n\n\n<p>Today\u2019s update covers important activity in March:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Equity Fundraises &amp; shareholder votes<\/li>\n\n\n\n<li>LHX All-Share Investment Plan&nbsp;<\/li>\n\n\n\n<li>5-year anniversary properties<\/li>\n\n\n\n<li>Further property-by-property disclosure<\/li>\n<\/ol>\n\n\n\n<div style=\"height:29px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Equity Fundraises &amp; shareholder votes<\/strong><\/li>\n<\/ol>\n\n\n\n<p>In March, 3 properties required new capital to strengthen their financial position:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKHA87BJ001#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Premier House, Edgware<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKNN15AA001#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Spencer Parade, Northampton<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKCO11BA002#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Dutch Quarter II, Colchester<\/a><\/li>\n<\/ul>\n\n\n\n<p>For all 3 properties, shareholders voted for Equity Fundraises rather than Auction Sales.&nbsp;<\/p>\n\n\n\n<p>All 3 Equity Fundraises successfully completed, raising \u00a3248,000. This marks the third successful round of Equity Fundraises, whereby 13 properties have raised \u00a31.6m, resulting in significantly stronger balance sheets with which to pursue orderly unit disposals that maximise sales prices.&nbsp;<\/p>\n\n\n\n<div style=\"height:29px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ol class=\"wp-block-list\" start=\"2\">\n<li><strong>LHX All-Share Investment Plan&nbsp;<\/strong><\/li>\n<\/ol>\n\n\n\n<p>March was the second month of Better\u2019s direct investment in the Exchange. This investment is creating greater liquidity and more efficient pricing across the marketplace.<\/p>\n\n\n\n<p>Alongside Better\u2019s investment in March, funds invested in the <a href=\"https:\/\/www.londonhouseexchange.com\/investmentplans#\/all_share\" target=\"_blank\" rel=\"noreferrer noopener\">LHX All-Share Investment Plan<\/a> have been successfully deployed. Since inception in February, the All-Share has delivered a compelling portfolio:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>February: 39 properties, 25% discount to Vacant Possession Value (after all fees and taxes) representing a 34% unrealised capital gain<\/li>\n\n\n\n<li>March: 32 properties, 27% discount to Vacant Possession Value (after all fees and taxes) representing a 37% unrealised capital gain<\/li>\n<\/ul>\n\n\n\n<p>There are 2 days left to participate in the next round. Customer funds are invested on a monthly basis and our <a href=\"https:\/\/www.londonhouseexchange.com\/investmentplans#\/all_share\" target=\"_blank\" rel=\"noreferrer noopener\">April deployment <\/a>is open for funding until 11.59pm on Friday, 31 March.<\/p>\n\n\n\n<div style=\"height:29px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ol class=\"wp-block-list\" start=\"3\">\n<li><strong>5-year Anniversary properties<\/strong><\/li>\n<\/ol>\n\n\n\n<p>The following 5 properties completed their 5-year anniversary process in March and have commenced the process of disposal:<\/p>\n\n\n\n<div class=\"wp-block-group\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKS11WF001#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Queen Street, Sheffield<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKSL85BB001#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Riverside House, Bourne End<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKEX12AW001#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Verney Street, Exeter<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKW149SA001#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Jubilee Mansions, Barons Court<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKUB69BE001#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Red Lion Court, Greenford<\/a><\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<div style=\"height:29px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ol class=\"wp-block-list\" start=\"4\">\n<li><strong>Further property-by-property disclosure<\/strong><\/li>\n<\/ol>\n\n\n\n<p>In last month&#8217;s update, we reported that <em>all residential properties<\/em> will now show <strong><em>Individual Unit Details<\/em><\/strong> in a new tab in the \u201cFinancials\u201d section. We have now taken this a step further, and provide even more detailed unit-by-unit information for every property.&nbsp;<\/p>\n\n\n\n<p>Now, for every unit currently held, you can view the purchase price, latest independent valuations, the contracted rent and the \u2018status\u2019 of each unit e.g. vacant for sale, under offer, etc.&nbsp;<\/p>\n\n\n\n<p>For every sold unit you can view the purchase price, latest independent valuations, and sales price. For both, we show totals as well as any premium or discount to purchase price.
