{"id":11861,"date":"2023-02-28T17:49:04","date_gmt":"2023-02-28T17:49:04","guid":{"rendered":"https:\/\/www.londonhouseexchange.com\/blog\/?p=11861"},"modified":"2025-07-30T05:53:35","modified_gmt":"2025-07-30T04:53:35","slug":"february-activity-update","status":"publish","type":"post","link":"https:\/\/www.londonhouseexchange.com\/blog\/february-activity-update\/","title":{"rendered":"February Activity Update"},"content":{"rendered":"\n<p>We published <a href=\"https:\/\/www.londonhouseexchange.com\/blog\/january-2023-portfolio-update\/\" data-type=\"URL\" data-id=\"https:\/\/www.londonhouseexchange.com\/blog\/january-2023-portfolio-update\/\" target=\"_blank\" rel=\"noreferrer noopener\">Q4-2022 Portfolio Performance<\/a> on 31 January 2023.<\/p>\n\n\n\n<p>We will publish Q1-2023 Portfolio Performance on 28 April 2023 &#8211; this will include annual revaluations for all properties, undertaken by independent RICS-accredited chartered surveyors.<\/p>\n\n\n\n<p>Today&#8217;s update covers important activity in February:<\/p>\n\n\n\n<div class=\"copy\">\n<ol>\n<li>Better\u2019s investment in the Exchange &amp; LHX All-Share Investment Plan<\/li>\n<li>Equity Fundraises &amp; shareholder votes<\/li>\n<li>Enhanced property-by-property disclosure<\/li>\n<li>Unit disposals<\/li>\n\n<\/ol>\n<\/div>\n\n\n\n<div style=\"height:48px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-medium-font-size\"><strong>1<\/strong>. <strong>Better\u2019s investment in the Exchange &amp; LHX All-Share Investment Plan<\/strong><\/p>\n\n\n\n<p>February was the first month of Better\u2019s direct investment in the Exchange, which was completed in accordance with the <a href=\"https:\/\/www.londonhouseexchange.com\/blog\/better-resale-market-investment\/\" target=\"_blank\" rel=\"noreferrer noopener\">Investment Policy<\/a>.<\/p>\n\n\n\n<p>This investment is creating greater liquidity and more efficient pricing across the marketplace. The volume traded on the Exchange in February is the highest for the last 8 months.<\/p>\n\n\n\n<p>For investors looking to sell, this enhanced liquidity provides increased opportunity to exit.&nbsp;<\/p>\n\n\n\n<p>Alongside Better\u2019s investment, funds invested in the <a href=\"https:\/\/www.londonhouseexchange.com\/investmentplans#\/all_share\" target=\"_blank\" rel=\"noreferrer noopener\">LHX All-Share Investment Plan<\/a> have been successfully deployed. Clients that invested in February&#8217;s LHX All-Share are diversified across 39 properties and achieved an average 25% discount to Vacant Possession Value (after all fees and taxes). This represents a 34% unrealised capital gain on investment cost.&nbsp;<\/p>\n\n\n\n<p>Customer funds are invested on a monthly basis and our <a href=\"https:\/\/www.londonhouseexchange.com\/investmentplans#\/all_share\" target=\"_blank\" rel=\"noreferrer noopener\">March deployment<\/a> is open for funding until 11.59pm today, 28 February.&nbsp;<\/p>\n\n\n\n<div style=\"height:48px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"has-medium-font-size wp-block-heading\"><strong>2. Equity Fundraises &amp; shareholder votes<\/strong><\/h2>\n\n\n\n<p><br>In February, we identified 4 properties in need of new capital to strengthen their financial position:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/s#\/equity-fundraise\/UKUB69BE001\" target=\"_blank\" rel=\"noreferrer noopener\">Red Lion Court, Greenford<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/s#\/equity-fundraise\/UKE18JX004\">Flats 1, 5-7, Tower Mint, London<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/s#\/equity-fundraise\/UKHG28BQ001\" target=\"_blank\" rel=\"noreferrer noopener\">Leeds Road, Harrogate<\/a><\/li>\n\n\n\n<li><a href=\"https:\/\/www.londonhouseexchange.com\/s#\/equity-fundraise\/UKSE165AD004\" target=\"_blank\" rel=\"noreferrer noopener\">Flats 15, 25, Anchor Point, London<\/a><\/li>\n<\/ul>\n\n\n\n<p>For all 4 properties, shareholders voted to pursue this by way of Equity Fundraise rather than Auction Sales.&nbsp;<\/p>\n\n\n\n<p>All 4 Equity Fundraises successfully passed the 50% threshold, 2 of which passed 100%, raising a total of over \u00a3570,000. These 4 properties now have significantly stronger balance sheets to pursue orderly unit disposals to maximise sales prices.&nbsp;<\/p>\n\n\n\n<p>Three further properties will hold shareholder votes in March, which will be announced tomorrow.<\/p>\n\n\n\n<div style=\"height:48px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"has-medium-font-size wp-block-heading\">3. <strong>Enhanced property-by-property disclosure<\/strong><\/h2>\n\n\n\n<p><br>Information is the lifeblood of our Exchange and we are proud of the market-leading disclosure we produce for every property. We are constantly enhancing the information provided, including from investors\u2019 valuable feedback.&nbsp;<\/p>\n\n\n\n<p><em><span style=\"text-decoration: underline;\">All residential properties<\/span><\/em> now show <strong><em>Individual Unit Details<\/em><\/strong> in a new tab in the \u201cFinancials\u201d section.<\/p>\n\n\n\n<p>For each unit, this shows purchase price, latest independent valuations, and where applicable, sale price and contracted rent. Below is an example, <a href=\"https:\/\/www.londonhouseexchange.com\/properties\/UKB974JS#\/\" target=\"_blank\" rel=\"noreferrer noopener\">Lydan House<\/a>:<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/lh6.googleusercontent.com\/0z8tKwWEs9fvlRgkhtWGoXqxj6Ks08bIoV6F8glTZIb_-dOA8HMR-39vRUYA8cZs1ToRuxEcfH-4MLeA6T3BJao3kB8ob6hUkYfGYTFDxrzM651EJJLIdXz3spZaODN8Ep0T4KsU_cpqDctQUgGBT68\" alt=\"\"\/><\/figure>\n\n\n\n<div style=\"height:24px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>In March, we will develop this further to include the &#8216;status&#8217; of each unit, to show when properties are made vacant for sale, under offer, etc.<\/p>\n\n\n\n<p><em><span style=\"text-decoration: underline;\">All mortgaged properties<\/span><\/em> will, from tomorrow, show the <strong><em>Mortgage expiry date <\/em><\/strong>in the \u201cProperty Details\u201d section.<\/p>\n\n\n\n<p>As reported in detail over the past year, mortgage interest rates have been rising steeply and these are already disclosed for every mortgage. Mortgage expiry dates will now be added given their importance with regard to pressure on unit disposals for repayment, refinance\/extension bank arrangement fees and outright refinance risk.<\/p>\n\n\n\n<div style=\"height:48px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"has-medium-font-size wp-block-heading\"><strong>4. Unit disposals<\/strong><\/h2>\n\n\n\n<p><br>Unit disposals are continuing at pace across the portfolio.
